Standing seam and metal shingle are different products, not styles
They look different, install differently and behave differently at the details. Choosing between them is the first real decision on a metal roof.
Continuous panels, hidden fixings
Long panels run from ridge to eave and are joined by raised vertical seams. The fasteners are concealed under those seams, so nothing that holds the roof down is exposed to weather or sun. The vertical lines are the visual signature.

Panels shaped to read as another material
Pressed or stamped panels that imitate shingle, shake or barrel tile at a fraction of the weight. Useful when the elevation calls for a traditional look but the structure or the budget argues against the real thing.

A metal roof works by getting water off fast
A tile roof manages water it expects to get underneath. A metal roof is designed not to let it under in the first place. The panel is one continuous surface from ridge to eave, so across the open field of the roof there is simply nothing for water to work into.
That shifts all the risk to the places the field ends — the seams between panels, the ridge, the hips, the eaves and rakes, and every penetration. Those are where a metal roof is made or lost, which is why panel layout gets planned before ordering.
The details that decide it
- Seams — mechanically closed or snapped, keeping the fasteners out of the weather
- Ridge and hip closures — sealing the top of the panels while still allowing ventilation
- Eave and rake trim — releasing water into the gutter rather than behind it
- Valleys — where two panel runs meet and volume concentrates
- Penetrations — vents, pipes and mounts, each flashed so panels can still move
- Expansion — long panels change length with temperature and must be free to do so
Metal is a deliberate architectural statement
Unlike shingles, a metal roof is noticed. It changes the read of the whole elevation, which is an advantage when it suits the building and a problem when it does not.
Seam spacing sets the rhythm
The distance between seams is the strongest visual line on the roof. Narrower spacing reads finer and more considered; wider spacing reads more agricultural. It is chosen, not inherited.
Panel runs want to be clean
An unbroken run from ridge to eave looks right. Complicated roof geometry with dormers, returns and changing pitches forces breaks, and where those land is a design decision.
Trim is part of the design
Ridge caps, rake trim and gutter lines frame the panels. Getting them consistent in colour and profile is the difference between a roof that looks specified and one that looks assembled.
What metal does about heat, stated carefully
Metal reflects a significant share of the solar radiation that hits it rather than absorbing it, and light-coloured finishes reflect more than dark ones. Less absorbed heat means less heat being passed down into the attic. That much is straightforward physics.
What we will not do is convert that into a saving on your electricity bill. Your attic temperature and your cooling load depend on ventilation, insulation depth, duct location and leakage, window area and how you run the house. The roof is one input among several.
The useful version of this conversation happens at the inspection, where we can look at the ventilation you actually have. Improving airflow often does more for attic temperature than the covering choice does.
Claims we are not making
No specific percentage of energy savings. No guaranteed reduction in cooling costs. No promised insurance discount, and no generic wind rating or lifespan in years.
Where a manufacturer states a figure for the product specified on your roof, it will appear in your scope with the product it belongs to.
Metal usually fails at the details, not the panels
When we are called to an existing metal roof, the panel field is very often fine. The problem is almost always somewhere the panel stops.
Fasteners backing out
On exposed-fastener systems, screws work loose over years of thermal movement and the washers harden. Common, and repairable.
Failed sealant at penetrations
Sealant around a pipe or mount has a shorter life than the roof around it. This is maintenance, not failure.
Loose or lifted trim
Ridge, hip or rake trim that has moved leaves the panel ends open. Visible from the ground if you look at the roof edges.
Seams that have opened
A seam that was never fully closed, or has been walked open, breaks the continuity the system depends on.
Impact dents from debris
Usually cosmetic. Worth documenting after a storm even when the roof is still watertight.
Corrosion at cut edges and laps
Where the protective finish has been broken, particularly on coastal properties. Localised, and the reason to catch it early.
When replacement is the honest answer
Widespread corrosion, panels that have been repeatedly repaired, or a system whose profile is no longer available so damaged panels cannot be matched. If we cannot get a repair to hold, we will say so rather than sell you one.
How a metal roof gets installed
The order matters more here than on any other system, because panels cannot easily be adjusted once they are up.
Measure and set out
The roof is measured properly and panel runs are planned — where seams fall, how the runs meet at hips and valleys, where breaks are unavoidable and how they will be handled. This is done before ordering, because panels are cut to length for this roof.
Tear-off and deck inspection
The old covering comes off and the deck is exposed. Damaged sheathing is photographed, shown to you and replaced. A metal roof will telegraph an uneven deck, so this is not only about rot.
Underlayment
The secondary water barrier goes down over the whole deck. Even though the panels are the primary defence, the layer beneath them is what protects the building during installation and for the life of the roof.
Flashing and edge metal
Valleys, drip edges, wall flashings and penetration flashings are installed before the panels, so the panels terminate into them rather than being sealed to them afterwards.
Panels and seams
Panels are set, fixed with concealed clips or fasteners as the system requires, and the seams closed. Movement allowance is built in — a panel that cannot expand will distort or tear at its fixings.
Trim, closure and clean-up
Ridge, hip and rake trim close the panel ends. Off-cuts and swarf are cleared from the roof and gutters — metal filings left behind will rust and stain — then the property is swept and walked with you.
Choosing a finish you will still like in ten years

Coastal properties in Jupiter, Juno Beach, Highland Beach and similar locations are worth a separate conversation about finish and edge detailing, because salt air is harder on cut edges than inland exposure is. We will raise it at the inspection if it applies to you.

The six questions we get asked most
Far less than people expect. The noise everyone remembers comes from metal fixed straight onto open framing — a barn or a carport, with nothing underneath. A residential metal roof sits on a solid deck, over underlayment, above an insulated ceiling. Most homeowners report it as a low sound rather than drumming.
The opposite is more usual. Metal reflects a good deal of solar radiation rather than absorbing it the way a dark asphalt surface does, and lighter finishes reflect more again. What actually determines your ceiling temperature, though, is the combination of the roof surface, attic ventilation and insulation — so we will not promise a figure.
A metal roof does not attract lightning. It is not a raised, isolated conductor — it is a bonded surface across a building. Where lightning protection matters for a property, that is a separate system and a separate specialist, independent of the roof covering.
Sometimes it can, and it is not automatically a good idea. Going over the top hides the deck, so you never find out what condition it is in, and it complicates future work. We will tell you whether it is viable on your roof and what you give up by doing it.
Wind performance is a function of the specific panel system, the fastening pattern, the deck it is attached to and how the edges and terminations are detailed — not of "metal" as a category. Any rating that applies to your roof belongs to the product specified in your scope, and that is where we will state it. We do not publish generic ratings.
That is a question for your insurer, not for us. Discounts depend on the carrier, the policy and the documentation for what was actually installed. We can provide the documentation from your project. We cannot promise a premium reduction, and you should be sceptical of any roofer who does.
Considering metal, or already have it?
For a new metal roof, the inspection covers whether the deck and geometry suit a panel system and how it would be set out. For an existing one, it establishes whether you are looking at trim and fastener maintenance or something larger.
