Salt air is harder on metal cut edges, fasteners and flashings than inland conditions are. On properties near the water in Jupiter, Juno Beach, Palm Beach, Highland Beach and similar locations, finish and edge detailing deserve a separate conversation.
Mature oaks and palms mean more debris in gutters and valleys, more shading, and more organic growth held against the roof surface. It changes how often drainage needs clearing and whether gutter guards earn their place.
